The site, shown in the image below, is Lot 92 DP 1285477 on Wingham Road, Wingham.

It is approximately 500 metres north of the Wingham town centre and covers close to 63.56 hectares. The land is currently zoned RU1 Primary Production.

Cedar Party Creek forms the northern and western boundaries, the eastern boundary fronts Wingham Road beside existing homes, and the North Coast rail line runs along the south-west edge.

The planning proposal seeks to change the planning rules that apply to this land under the Greater Taree Local Environmental Plan 2010 and the draft MidCoast Local Environmental Plan.

  • Land zoning changes

    The land is currently zoned for uses such as farming (RU1 Primary Production). It is proposed to replace the RU1 zone with three new zones:

    • Residential land for uses such as housing (R1 General Residential)
    • Environmental conservation land to protect important natural areas (C2 Environmental Conservation)
    • Environmental living land for uses such as low-impact homes in a natural setting (C4 Environmental Living)
  • Minimum lot size changes

    The current minimum lot size of 40 hectares is propsed to be replaced with two new minimum lot sizes depending on the zoning:

    • 450 m² for R1 General Residential land
    • 20 hectares for C2 Environmental Conservation zoned land
    • 20 hectares for C4 Environmental Living zoned land
  • Building height

    A maximum building height of 8.5 metres is proposed for R1 General Residential zoned land. No height limit is proposed for environmental land.

  • Future housing area

    The residential portion of the site would be identified as land planned for future housing.
